Okay kids, so you want a home for your Sims? Nice and inexpensive? Oh, and you're tired of the Maxis designs included in the game?
Here goes. Using professional building plans designed by real architects for real houses, I've made a nice few homes for my Sims - and not one of them cost more than 18000 simoleons!
First, find a website showcasing plans, like www.houseplans.com (http://www.houseplans.com) or www.house-plans-house.com (http://www.house-plans-house.com) . Pick a house you like and prepare for a lot of alt-tabbing.
Then, assume that every square ingame is 3'x3'. Count it roughly and pick as you see fit - if 11' is four squares to you, then it's four, if it's three, then it's three.
Ignore closets, pantries and stuff. You can use them as nooks for dressers, fridges etc. or just ignore and give the room more space.
Everything that is not Sim-wise can be fixed somehow...Angled cupboards, fireplaces and stairs can be set in a different way, so everything's still in place and nice for your sims.
